The price difference between one- and two-bedroom apartments is getting smaller. In 2025, you paid an average of 753 euro per month for a one-bedroom apartment, while a two-bedroom apartment cost an average of €881. This is a difference of only €128. These figures come from the annual Rental Barometer of Dewaele Vastgoedgroep, which collected information from 13.000 rental contracts between 2018 and 2025.
Rents for smaller apartments are rising faster than those for larger homes. This is partly due to the rising demand for smaller apartments, while the supply is not keeping pace. "Single-person households, in particular, are experiencing significant pressure on the rental market. Small apartments are scarce, and rents are rising fastest. As a result, an increasing portion of their income is going to rent," says Filip Dewaele, Managing Director of Dewaele Vastgoedgroep.
The increasing demand for small apartments is a reflection of the social trendsAccording to Statbel, the Belgian statistical office, more than a third of Belgian households consist of single-person households. However, the housing supply isn't following this trend. Dewaele argues that policymakers and real estate investors must work together to bring about change.
While the improved quality of rental properties is positive for tenants' energy costs, it does drive up rents. Dewaele notes that properties with low energy ratings are often renovated and then rented out at a higher price. Or, owners sell the properties because they don't want to renovate themselves, causing them to disappear from the rental market.
